- MAIN HOUSE: Beachfront with pool, 2 story-home. 5 BDR with bath and AC (4 in upper level and 1 independent bedroom annex to the house on the lower level). Bedrooms fit 11 people
- GUEST HOUSE: 2 story home located on the same property as the main house but is not beachfront, about 20 mts away. 3 BDR with AC and 2 bath. Bedrooms fit an extra 6 people.
IMPORTANT: $ - The maximum allowed in the property is 16 people however the nightly rate varies depending on the number of guests - Please make sure you enter this information correctly before your booking:
- Up to 11 guests, you'll have access to the Main House
- 12 to 16 guests, you'll have access to the Main House+ Guest House

*Social areas* These are located on the ground floor of the house.
- Spacious living room and dining room for 12 people, all with ocean view.
- Terrace with outdoor living area & dining area, oceanfront pool, bar and palapa area
- NEW DECK at the beach, infinity feeling to the ocean.
- Kitchen fully equipped: 2 refrigerators with freezer, 5-burner gas stove, conventional gas oven, microwave, blender, coffee maker, countertop electric oven/toaster. All the kitchen utensils, pots and pans, silverware and dinnerware.
- Breakfast area next to the kitchen
- Family room with Smart TV 70' and AC, Full guest bathroom
- Utility room with full bathroom. No beds in this room. Hammocks can be provided.
- Roofed garage for 2 cars, however there is extra parking space in the property (not roofed)

*Bedrooms* BDR 1 through 4 are located in the upper level. BDR 5 is located on the lower level as an independent bedroom attached to the house.

- BDR 7) 1 Full bed, AC, shared bathroom and closet with BDR 8
- BDR 8) 1 King bed, AC, shared bathroom and closet with BDR 7
(NOTE: To go in to bedroom 8 you must go through bedroom 7. Also, the bathroom is in BDR 8, meaning people staying in BDR 7 must walk inside BDR 8 to go to the bathroom)
Guest Access:
Reservations up to 11, guests have access to everything specified in the Main House. Reservations up to 16 guests will have access to the Main House + Guest house

Full time staff lives on the premises for this property. They are in charge of the overall maintenance of the house and outdoor maintenance.
The Neighborhood:
As close as 30 min from Merida by car, the house is walking distance to the local town of Chicxulub where you can do your everyday shopping, restaurants, or visit "El Malecon de Chicxulub"

This house is for Family & Friends use only.
Please note that due to the pure nature of the beach ecosystem, some problems may arise. We do ask you inform us about any issue that occurs during your stay so we can have it fixed promptly.
**RESERVATION INFO**
- Check in is after 3 pm and checkout is at 12 pm. Early check-in / late check-out is possible however it is subject to availability and incur additional cost.
- Additional guests than those approved in the initial reservation are not allowed. In case more people will be joining, this must be informed and approved in advance and may incur in additional cost.
- In case of bringing pets, this must be informed and approved in advance.
- Electricity: Guests will be granted 25 Kwatts of electricity consumption per day for their reservation (maximum of two weeks), any excess on top of the daily 25 Kwatts and/or if the stay is longer that 2 weeks, electricity will be charged at the guests expense. GAS is included for up to 2 weeks.
**HOUSE RULES**
- Maximum of 16 at the property
- Parties and events are not allowed. Bonfires and fireworks are not allowed. Smoking is allowed only OUTSIDE the house.
- At check-out, we expect to find the home ordered and tidy as it was upon your arrival - clean dishes, trash in it's place, etc. In case the house is left in an untidy condition or excessively dirty, guests will be charged an additional cleaning fee depending on the severity.
- All house items are listed in an inventory, please do not take, break or misplace any item.
** THINGS TO NOTE**
- No washer/dryer at the property
- Pool is not heated
- Hot water is only for showers. Not the sinks
- Staff lives onsite
- Other pets may live onsite
- Social areas such as Living room and dining area do not have AC. Family room with TV does have AC
- Daily cleaning is not included. This can be arranged as an additional service.
STARTER KIT: Every booking will receive a complementary starter kit of consumables including a jug of water (20 lt/5 gallon), toilet paper, hand soap, napkins, trash bags, dishwashing soap, sponge . Unlike hotels with daily housekeeping services, we are not able to restock these.
