THE SPACE
Welcome to our spacious VRBO situated on a 5-acre working equestrian property. Despite the presence of horses and workers tending to them in the surrounding area, you'll enjoy full privacy in this gated and fully enclosed backyard, located in a quiet neighborhood. The home is move-in ready, ensuring a comfortable stay with all the essentials provided.
The well-equipped kitchen boasts a large island for dining, stocked with coffee makers, plates, bowls, coffee, knives, toaster, wine glasses, pots, pans, baking pans, and more. You'll find a microwave, gas stove, dishwasher (with detergent provided), large refrigerator, spices, oil, hand soap, and dish soap for your convenience.
Relax in the living room featuring a cozy sectional sofa, a wood-burning fireplace, and a 60" HD smart TV with access to popular streaming services. The dining areas include a 4-person table in the kitchen and a 6-person dining table in the dining room.

GUEST ACCESS

You will have exclusive access to all the amenities provided, including the fully equipped kitchen with coffee makers, cookware, and utensils. The living room offers a cozy sectional sofa and a 60" HD smart TV with access to popular streaming services.
Each bedroom has its own ensuite bathroom, HD smart TV, and room darkening shades for added privacy. The master bedroom features a luxurious king-sized bed, while the other bedrooms offer comfortable queen and full-sized beds.

OTHER DETAILS
For groups over 8 people, please inform the hosts in advance, and extra folding mattresses and sheets will be provided. These comfortable 4" foam mattresses are available for additional guests.
The guest house in the backyard is occupied by long-term renters and their dogs. They keep to themselves but may be seen coming and going. They are friendly and may say hello if you cross paths.
When in the backyard, please keep your small dogs/pets on a leash due to the presence of owls and other predators in the area.
Security: There is one exterior camera overlooking the front driveway for added security. The neighborhood is generally safe.
Essential supplies such as toilet paper, laundry detergent, propane, and cleaning supplies will be provided to get you started. For long stays, guests are responsible for purchasing additional items if needed. Pack N Plays are available upon advanced request.

STRICT CHECK IN/OUT TIMES - Our check-in time is 4:00pm and our check-out time is 11:00am.
CHECK-OUT PROCEDURES - Please take the trash out to the bin on the side of the house. Please place dirty dishes in the dishwasher and turn the clean cycle on.
NO SMOKING - Please do not smoke in the property. Any sign of smoking within the property will result in a $1,000 penalty.
PET POLICY - Unauthorized pets are not allowed on the property. Please add your pets to the reservation details.
PARTY POLICY - Strict no parties rule. Please respect the home and its furnishings.
POOL SAFETY - Guests swim at their own risk. NO diving in pool. NO glass in the backyard & pool areas.
HOME SAFETY --Pleasure make sure to turn OFF propane / gas after you barbecue and turn the oven OFF after use. Our home is NOT baby, infant, and child proofed, so please supervise children at all times. Safety concerns include but are not limited to stairs, hot oven / stove, cleaning chemicals, pool & hot tub, furniture corners, and electrical outlets.
UNVERIFIED GUESTS - Please add the correct number of guests to your reservation details. Only the number of guest(s) added to the reservation are allowed on the property.
DAMAGES TO THE PROPERTY OR HOME - Damages done to the property during your rental period will result in an open claim. We check the home’s condition after every guest leaves and will document damages with photos. Examples of damages are evidence of pets or smoking, drawings on the walls, torn furniture, scratched wood floors, damaged devices, broken decorations, etc.
MAINTENANCE - If you have any maintenance issues, please contact your hosts ASAP so that we can promptly coordinate repairs.
AMENITY FORGIVENESS – The hosts try their best to provide all advertised amenities but recognize that occasionally an item may be missing, or a description may be incorrect. With sufficient notice, the host will attempt to replace missing items before the guest checks out. Guest accepts that refund requests relating to missing items or inaccurate descriptions will not exceed a total of $10.
STAINED LINENS & TOWELS – The hosts try their best to provide clean and stain-free linens and towels for every guest reservation. The guest accepts that they may be charged a fee for stained linens and towels up to a month following their reservation. Time-stamped photos and itemized costs will be provided.
