Delightful 2 bed apartment (72 m2) within a white stone villa sitting on a hillside overlooking olive groves, vineyards and fields of sunflowers to Lake Chiusi glistening in the distance, perfect for sipping a glass of wine and watching nature unfold and the myriad stars come out at night.

The house is attractive, uniquely constructed in white stone striated with pink and sand colours and the beautiful arched porch just draws you in. Despite this, guests who arrive during daylight often by-pass the house and go to the back to gaze at the lovely views. Luckily all the terraces and the sun lounger area overlook these views, so guests can just kick back and enjoy them as much as they like.
The 2 bedroom, ground floor apartment is very comfortably furnished with two terraces - a large private terrace (sun in the morning) and a long balcony (sunny for most of the Day), one with views overlooking our olive grove and countryside towards Gioiella, the other overlooking fields towards Lake Chiusi . The terrace has a large wooden table and chairs a charcoal Bbq the balcony has chairs and an occasional table.
From the main terrace French doors lead to the comfortably furnished living room with reclining chairs, double divan sofa bed, coffee table, Tv, Dvd player. There is a fully fitted kitchen with fridge, electric oven, gas hob and dishwasher. In the entrance lobby to the apartment is a washing machine, additional fridge/ freezer, library and a range of games, Dvd's and tourist information
The master bedroom is light and airy with French doors leading to the balcony. It is furnished country style with double bed, three door wardrobe, 3 draw chest and bedside cabinets.
The second bedroom is furnished with twin beds, country style wardrobe & chest of drawers. Adjacent to this and the master bedroom is the bathroom with shower, toilet, washbasin and bidet.
Because the apartment is on the ground floor it is suitable for people with limited mobility. wheelchair access to the apartment is possible but there are small level changes. However the front garden leading to apartment entrance is less accessible with one step from front gate and 5 steps at the side entrance.
Guests have full access to garden & pool areas. The Olive grove is where my dogs enjoy some fresh air so is off limits except with permission. My apartment upstairs is a private area, guests can call up the stairs or ring my bell if they need anything
As I live upstairs I am on hand if wanted to help with any queries, offer suggestions of places to visit or help with translation and am very happy to take guests to local events like village Festas that might seem daunting to visit on your own. I offer day/ 1/2 day gourmet food & wine tours, Chef and cookery lessons are possible by prior arrangement.
My younger guests in particular love my cats and dogs. My 3 friendly Labrador cross dogs normally stay upstairs with me as not everyone is comfortable with larger dogs but are always available for a pat or two! One of my earlier cats who only had three legs became very popular by 'begging' like a dog especially when guests fired up the Bbq - he was very successful!
Situated on the Tuscany/ Umbria 'border' Casa Julian is well positioned for visiting all their places of interest. I am on a asphalt road which carries farm traffic and this makes me easy to find. To the back of the property are sweeping country views of olive trees, sunflowers, vines sweeping towards lago Chiusi which glistens in the distance. Gioiella village with its lovely cafe/bar (good pizzas at the weekend), useful little supermarket , post office and pharmacy is two kilometres away
Car hire is strongly recommended to get te best out of your holiday. Two railway stations are within 10/25 minutes drive which allows you to visit many important locations such as Rome, Florence, Orvieto & Siena, but to visit the hilltop towns and surrounding countryside you need a car. Bus services are minimal. there is now also shared taxi service to and from Castiglione del Lago.
