Small party is allowed but please make the house basic clean, and do not damage anything including the grass or we have to charge penalty at least $2000.

First, please read the check-in guidebook which I will send to you via inbox message before check-in. Our property runs on a self-check-in system, so you will have to follow the instructions in the guidebook to check in on your own.
We wish for you and any future guests to enjoy a functional, clean property during your stay. When you confirm the reservation, you and all group members agree to and will follow our rules as below:
#NSW Code of Conduct
All guests must abide by the “Code of Conduct for the Short-term Rental Accommodation Industry” found on the NSW Fair Trading website. I will also send you a copy when you book a stay with us.
#Drug or Criminal Behaviours
NO ILLICIT DRUGS or CRIMINAL BEHAVIOR is allowed in the property.
Once found, we will call the police and you will be held responsible for any legal and financial issues related to the property resulting from your behaviours.
#Smokings
NO SMOKING INDOORS within the property at any time. If any cigarette butts or smells are found indoors, you will be charged an additional$200 cleaning fee.
You are allowed to smoke outdoors. However, if you smoke on the patio or in the backyard, you MUST clean the cigarette butts or other rubbish after you finish smoking.
# Moving Furniture and Items
If you move anything from one location to another, please inform the host before moving it and return it back to its original location before you check out.
We also ask you to move the item(s) carefully without causing any damage to the item(s) itself or the property, otherwise you may be held liable for any damages to the item(s) or property.
# Rubbish
-You do not have to thoroughly clean the property, however, please make a reasonable effort to clean up after yourself, especially when there are children or holding party.
- Please leave NO rubbish on the ground indoor or outdoor areas. All rubbish must be picked up and placed in bins including small items like wrappers and bottle lids.
- Please leave NO food inside the refrigerator or cabinets as well. Additional cost will apply to remove chewing gum and pick up rubbish off the ground or from the outdoor. If there is excess rubbish that needs to be taken offsite manually, we will deduct a fee from your bond.
- Please pack all rubbish into council bins which you can find on the side of the house. Please put general rubbish into the red bin; put recyclable rubbish into the yellow bin and only biodegradable/garden waste in the green bin.
- Council Rubbish Collection Day: If your stay includes the rubbish collection day, you are obligated to place the garbage bins on the front of the road at the evening prior to the rubbish collection day like other households. Please help us to do so, otherwise we will be fined by the council and the fine will be incurred on you.
!! If the property is left in an unsatisfactory state, you may be charged an additional cleaning fee. This includes leaving too much rubbish or too many dirty dishes behind on the property.
#Shoes-off
Please kindly take off your shoes when you access the carpet area. The carpet’s color is very light and easy to get footprint or stain. Your understanding and cooperation with this issue would be greatly appreciated.
#Wi-fi
Wi-fi is available for guest use. Please refer to the check-in guidebook for all Wi-Fi information. This service is offered as a complimentary extra and so the speed is not guaranteed. It may be affected by issues with the internet service provider or other unexpected complications.
#Electricity & Energy Save
- All our power points are 240 volts in accordance with Australian standards. Please prepare your own converter if you are from other countries.
- Please note that power boards tripping can be a regular occurrence when too many appliances are plugged in at the same time. It is a good idea to check your heater usage with other electrical appliances to avoid this issue.
- In order to save energy and protect our environment, we ask you to please ensure that ALL lights, heating or cooling appliances, have been turned OFF When leaving the property. Thank you for your support!
#Checking out
Please leave the property as you found it. We kindly ask you to not move any furniture around.
The test checkout time is 10AM. Prior to checking out, please go through this to-do list:
-Clean all dirty dishes and store them in the cabinets where you found them. Please note that the cleaning fee does not include dishwashing. For any dirty dishes left on the property, an extra service fee will apply.
- Sort and dispose of any remaining rubbish.
-Turn off all lights and the air conditioner. If the air conditioner wasn’t turn off properly, a $50 electricity fee would be charged.
- Ensure no appliances are in a work cycle(dishwasher, dryer, etc.)
- Report any damages or missing items to us.
- Put all keys and swipe cards back into the lockbox and scramble the number of the lockbox.

If any keys are lost during your stay, extra service fees apply.
- If you are locked outside, key delivery is $150 and depends on availability;
- Should you misplace or lose any key(s), you will be responsible for replacing the key(s) and/or property lock change.

If you wish to check in early or check out late, an additional fee may apply. Any alterations for early check-in or late check-out MUST be advised at least 1 day before.
