This detached villa lies at 22 km from Perugia and 45 kms from the Trasimeno lake. The property is encircled by woods and there aren't other houses nearby so it's a great place for a relaxing holiday and a perferct place for quiet and privacy. The house, garden and pool are for private use of the tentant (not shared with other persons). The garden is fully fenced and has an entrance gate. A railing separates the pool area from the villa, very useful for families with young children. The pool is 12x6 meter with a depth from 1,1 to 2 meter, it has romain stairs. The pool area is equipped with sun loungers, garden chairs, ammok, wooden gazebo to eat near the pool. The terrace next to the house is equipped with table/chairs/sun umbrella to eat outdoor & enjoy the panoramic sights on the surrounding landscape. There is also a barbecue at disposition near the small storage area between the house and pool. In April 2017 a playgorund area with basketloop and small soccer goals has been added just outside the property. The property is suitable for up to 10 persons, one bedroom is on the ground floor while the other three are on the 1st floor of the building. The ground floor features a large dining room with wooden table for 10 and two sofa's, a well equipped kitchen, another living room with 2 sofachairs and bathroom with toilet and shower. On the first floor there is a thrid living room, 3 bedrooms and another bathroom with toilet/shower. The bedroom on the ground floor has 2 single beds that can be joined upon request. The first floor has one bedroom with double bed and 2 bedrooms with two single beds (can both be joined upon request). Please inform asap the number of double beds/single beds you need. There are two extra beds and baby bed available. The property features all the most common household appliances (dishwasher, washing machine, Wi-fi connection). The property lies 650 meters above the sea level so the nights are always fresh (air conditioning not necessary). A couple of little shops (grocery store) are available in the village of Fratticiola Selvatica (2 kms from the property) and there are different restaurants within 10 kms. There is a large shopping center near Perugia (Collestrada, around 18 kms from the villa). It is a good departing point to visit Umbria and Southern Tuscany, from here you can easily visit towns like Gubbio, Urbino, Perugia, Assisi, Spoleto, Spello, Todi & the vineyards of Montefalco in Umbria or Montepulciano, Arezzo, Siena in Tuscany. We suggest also to visit the area around the lake of Trasimeno, walk trough charming villages as Castiglione del lago, Tuoro & Passignano sul Trasimeno or take the boat for the islands of Isola Maggiore or Isola Polvese. Nearest golf clubs: Golf Club Lamborghini (9 holes situated near Panicale), Golf Club Antognolla (18 holes situated near Perugia), Circolo del Golf di Perugia (18 holes situated near Perugia).
