This home has been recently updated and is spacious and includes tall ceilings, quartz countertops, recessed lighting, a jacuzzi tub, a home theatre with reclinable, comfy leather couches, and an attached bar room with a pool table.
The expressway & down is <5 mins and it is only 30 mins from Royal Oak and Ferndale and 45 mins from Detroit. ***Please note, this home is a private guest home in a two-unit building.
CHECK-IN- is at 4 PM. Upon arrival, you will be able to access the home with a keyless secure door code that you receive on the day of check-in; there is no need for an in-person key exchange. The private handicap assessable entrance is located in the front.
**you may request early check-in for 3 pm for an additional $50 dollar fee. If you need extra time before your check-in please consider additionally booking the previous night if possible to ensure you will have the time you need for your trip. **
CHECK-OUT is promptly at 11 am the day you are reserved to leave. We DO NOT offer LATE CHECK-OUT as our cleaning staff will be arriving to clean the property for the next guest promptly at 11 am.
TVs/Cinema: 3 flat-screen TVs are located in the two living rooms and 1 in the master bedroom.
The Cinema has a 4k projector, Dolby Atmos surround sound, and a 105-inch screen to enjoy a private family movie night.

FIREPLACES: There are 3 electric fireplaces to set the mood —one located in each of the two living rooms and one in the master suite.

GUIDEBOOK: There are specific instructions in our guidebook with details of favorite local spots and recommendations. All the information is right at your fingertips! There is a guidebook located at the property and the PDF version will be sent on the day of your check-in.
INTERNET: Free High-Speed WiFi throughout our home allows you to connect your personal devices or log in to your personal streaming services on the smart TV.
ROOMS: 1st bedroom includes (2) Full sized beds, The 2nd bedroom includes (1) queen-sized bed. The 3rd bedroom master suite includes (1) a queen-sized bed and a futon.
BATHROOMS: 1 full bathroom in the master suite with a jetted tub walk-in shower, and heat lamp, and 1 full bathroom and half bathroom on the main floor.
OUTDOOR LIVING: The space includes a private deck with a table and chairs seating for 6,
2 lounge chairs to soak in the sun, and outdoor patio furniture seating for 4.
PARKING: 6 spaces available in the driveway. Please park around the half circle, parking by the garage is reserved for the lower flat.
FAQ: This home has several handicap-accessible features. There is a ramp at the front entrance into the property, lower beds to the floors, and handicap bars by the toilet and in the shower of the master suite. The laundry is also located on the main floor.
Guests have access to a private entrance in the front of the building.

The lower patio below and driveway spaces near the garage is exclusive to suite #2.
To access to the backyard you must walk around the back of the building.

By booking a reservation with us, you are agreeing to our house rules, please read carefully. House Rules and Regulations - We are excited to host you!
MAXIMUM OCCUPANTS: only the specified number of guests (children included) in the booking are allowed on premises unless approved in writing by the host. If the guest exceeds the occupancy noted in the reservation, all guests and/or visitors to the property can be immediately evicted without refund for unused days remaining. The guest also agrees to pay a charge of $50 per person/per day for every visitor not identified by the guest (children included) in the reservation.
AGE & ID's: Registered guests must be 21 years or older at the time of booking in order to reserve the property. Guest confirms that he/she is older than 21. All guests over 18 must send a copy of their ID.
CHECK-IN: is 4 pm or after. Your door code will not work until your check-in time.
CHECK-OUT: is 11 am Check-out is defined as all guests and personal property being completely off of the property. Our cleaners arrive at 11 am. Guest(s) agrees to pay a $75 fine if not checked out by the specified check-out time. A late check out may be allowed if host gives written approval 72 hours before check out date to ensure cleaners have enough time to make a schedule change and that it is available.

PETS: Pets are not allowed on our property.
GARBAGE DISPOSAL: Please only dispose of small food scraps down the garbage disposal. Mesh stoppers are in place for larger food items. Dispose of food and debris as needed in trash cans. Do not put grease down the drain. We have provided grease cans for use. We thank you very much.
KITCHEN: As such please take care to not use knives without a cutting board or leave overly hot items or wet/oily items excessively long or at all on countertops due to staining or scratching. The stove, sink microwave, dishwasher and refrigerator shall be clean and free of grease and food. Dirty dishes shall be washed and put away.
KITCHEN ITEMS: All items in the kitchen including silverware, pots/pans, flatware, etc. have been counted and any item removed from the premises will be charged to the guest.
BATHROOM: toilet cannot have anything other than toilet paper. Disposing of feminine items, wipes, etc. will set off our septic alarm and clog pipes. Please dispose of all other items in the waste bin. Hair catch for the shower must be kept in place to prevent hair from clogging pipes.
CHANGE OF LOCKS: Guest(s) shall not rekey or change out the door locks/door hardware under any circumstances.
SECURITY CAMERAS: there are outdoor cameras on the property all located at each entrance. Do not touch cameras. This includes but is not limited to covering an object, repositioning, etc. Doing so would incur a fee if cameras have to be fixed or repositioned and/or removed from the property with no refund on the remaining days.
Minut Home Sensor Device: is a smart home device that measures decibel levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. It is 100% privacy compliant and is required on this property. It also detects occupancy so it will inform us if you have more guests than what you reserved for. Breach of house rules and policies will terminate your reservation and security deposit will not be refunded. Tampering of this device is prohibited and will be subject to $200 fine. Device alerts when it has been touched or removed.
REPORTING DAMAGE: Guest(s) agree to keep the property in the same condition throughout their stay. Any damage to furnishings, fixtures, furniture, or other notable conditions found upon arrival must be reported to the host within one (1) hour of occupancy. Guest(s) must also notify us immediately of any maintenance issues that occur during their stay so as not to cause a larger issue (water leak, clogs, etc.).
FLOORING: No shoes in the house. Elements from weather conditions leave the flooring susceptible to damage. A high heel puts dents on the floors!
YARD SHED: Shed in the backyard is not for public/guest use and is locked. The security camera monitors this. Do not enter.
BUGS: Boxelder bugs are common, especially in the spring as the weather warms. We have taken steps to make sure this is a rarity, but bugs may still occasionally get into the home. Open doors and windows can lead them in.
ANTS: Teeny tiny ants LOVE left-out food and can infest within a day! Eating is only permitted at the bar and dining table for this reason. Please store in the refrigerator or if room temp in airtight containers (we do provide some basic Tupperware). Please pick up/wipe up food that drips, drops, etc. If infestation occurs, you will be liable for the cost of pest control.
FIRE: no candles or open flames of any kind inside or outside the house.
OTHER: No dying hair permitted. No glitter, confetti, paints, etc.
MOVING FURNITURE: Do not rearrange furniture or items in the house or outdoors. Dragging of furniture leaves dents on the flooring.
LINENS: White towels are not to be used for makeup or spills. Use paper towels and/or a marked bin of separate towels in the linen closet to be used for such. Guests are not to wash laundry that belongs in the home ( ex: do not wash our towels and sheets, our cleaning crew has specific guidelines for stains, health, and safety of guests). Unsalvageable linens/bath towels will be charged to the guest.
