The Space:
In your private 1bedroom apartment, you'll find high speed wireless internet, HDTV's (with streaming) in the living room and each bedroom, a washer/dryer combo, an efficiency kitchen with a full-sized fridge, cooking essentials, a dishwasher and a microwave/oven combo.
Guest Access:
Guests will access the building via a provided code and they will access the unit with a provided key.

By parking your vehicle in our designated parking area, you agree to the following terms and conditions:
1. **Use at Owner's Risk:** All vehicles are left in the car park at the owner's risk. Vyvid Homes accepts no responsibility for any loss, theft, or damage to vehicles or their contents, regardless of the cause.
2. **Liability Waiver:** Vyvid Homes, its employees, agents, or representatives shall not be liable for any loss or damage, including but not limited to theft, vandalism, fire, accident, or any other cause, to vehicles or their contents while parked on the premises.
3. **Parking Pass:** Guests will receive a parking pass for the duration of their stay. This pass is provided for the convenience of our guests and is the responsibility of the guest to keep secure. Vyvid Homes will not be held responsible for any unauthorized use of the parking pass.
4. **Lost Parking Pass:** In the event that a guest loses their parking pass, they must report it immediately to Vyvid Homes. The guest will be responsible for any fees associated with the replacement of a lost parking pass.
5. **Parking Regulations:** All guests must adhere to posted parking regulations and guidelines, including but not limited to assigned parking spaces, time limits, and any other posted instructions.
By using our car park facilities, you acknowledge and agree to the terms and conditions outlined in this disclaimer. If you do not agree with these terms, please do not use the parking facilities.

Other Things to Note:
*Please read the house rules below carefully. We want all of my guests to enjoy their time in San Antonio, while also respecting the property, residence and the schedule of other incoming guests.
1. BOOKING REQUIREMENTS: You must be 21+yrs old to book and use this property. The ID of anyone on site that is 18+ will be required. Your ID and payment method must be provided during online pre-checkin (and verified) before any property access is granted.
2. DEPOSIT: Your booking requires a $100 refundable deposit. The deposit-hold will be released 3 days after your stay and may take 5-7 business days to return to your account. Any damages, additional cleaning, or overstay charges, may be deducted from this amount. (Check-in instructions will not be provided until your deposit is paid.)
3. MAX CAPACITY: Only 4 people are allowed in this space at any given time. Only 2 people (2 per bed) are allowed overnight.
4. NO PARTIES: No Parties, Gatherings, Kick-backs ,or ANY sort of events are allowed. Any evidence of any parties will result in immediate eviction, without refund, and an automatic $500 fine. (Additional damages charges may apply).
5. NO SMOKING: No smoking, including but not limited to cigarettes, marijuana, cigars, hookah, etc. Lighted candles are also not allowed. Any sign of smoking will result in immediate eviction, without refund, and an automatic $250 fine. (Additional damage charges may apply).
6. NO PETS: No pets of any kind are allowed. This rule is not a discriminatory regulation, but a stipulation of the lease that I signed for this property. Any evidence of any pets during your stay will result in immediate eviction, without refund, and an automatic $250 fine. (Additional damage charges may apply).
7. FIRE/SMOKE ALARM: If a fire/smoke alarm is set off due to any negligent act, which results in the dispatch of emergency services, there may be a penalty involved. . Frying foods is not allowed. Please be mindful if you decide to cook and never leave the stove/oven/microwave unattended.
8. CANCELLATION POLICY: Any cancellations 7 days prior to your stay will result in a full refund. Cancellations less than 7 days of your stay will result in a 50% refund. Same-day cancellations are not allowed and will not be refunded any percentage. (Extenuating circumstances may be considered for a future credit.)
9. THEFT/DAMAGE: This property is fully inspected and inventoried after each booking. Missing items will be billed at original purchase price, plus a $50 service & admin fee. Damages will be assessed on a case by case basis and are subject to repair or replacement costs plus a $50 service & admin fee.*Permanently stained linens, that require replacement, will also be billed.
10.OVERSTAY: We allow a 15 minute courtesy window at the end of your booking. Occupation of the property 30 mins after the booking end time will automatically incur a $100 charge. Anyone still in the property 1 hour after the booking end time will be charged a $250 penalty. *Check-out times affect our admin department, the cleaning schedule and the incoming guests. Please be mindful of this and do not stay longer than you previously scheduled with us or you could be responsible for any fees due to the incoming booking.
11. EVICTION: The San Antonio Police Department, Resurgens Security Services, The Landlord, and/or any Vyvid Homes employee has full authority to evict you from our property if any violations warrant this action. Non-Voluntary eviction will result in a $250 fine.
12. CONTENT: Photo and/or Video Shoots for commercial use are allowed at a $250 or $400 fee respectively. The content of your shoot must be approved before arrival. NO ADULT CONTENT OF ANY SORT IS ALLOWED.
13. KEYS: Any key not returned and/or lost will result in a $50 replacement fee.
14. BUILDING AMENITIES: We as residential tenants cannot guarantee use of building amenities during your stay. If the pool, gym, game-room, massage chairs, etc are out of order, or closed for maintenance, that is out of our control. However, the guarantee we can provide you, is what we offer inside your rental such as wifi, TV's, appliances, etc.
Interaction with Guests:
Interaction with guests are not needed and will only take place if necessary.
