If you prefer not to leave the villa, but would still like a touch of Tuscany. We can bring Tuscany to you! Private chefs cooking traditional Tuscan cuisine, wine tastings provided by local vineyards, outdoor cooking courses. We can even organise Heli-tours departing from the villa. All the peace of mind of an isolated villa with the added bonus of experiencing Tuscany. The villa is located at the end of a long private affording isolation and privacy.

There are 4 bedrooms and 5 bathrooms in the villa for this 4-bedroom configuration. 3 king and 1 twin OR 4 king you may choose before arrival.
For more or less people, please see the other listings of 6 Bedroom and 3 bedrooms. Any of the configurations are exclusive use. We just open only the rooms being used by the guests. The master suite is ONLY available in the 6-bedroom configuration.
PLEASE NOTE. We only close the rooms and ensuites for those rooms. The rest of the villa, pool, grounds is yours to use as a private villa.
========= Outdoor Areas =========
Villa Marae is nestled within 120 acres of private estate encompassing olive groves, native woodland, children’s play areas, picnic spots, swimming pool, barbecue areas, pergolas and many alfresco dining spots all with stunning vistas and the perfect locations for the true Tuscan experience. Immediately around the main house is patio-ed with dining and reading locations to allow for groups or solitude. The villa is nestled in Tuscan Landscapes, the outdoor areas are designed to allow you to appreciate them in full.
======== The Main House =========
The ground floor has one bedroom with an en-suite bathroom and a terrace. There is a well-equipped modern kitchen and two separate spacious sitting rooms. The dining room seats 14 at an oval wooden table. There are flat screen TVs, a multi-region DVD player, CD player with a connection for an iPod and Netflix on both TV’s
The second floor has four bedrooms, two with showers and two with large baths and separate showers. The third floor has a bedroom with its own terrace with breath-taking views, and a private bathroom on the floor below.
------------ The Kitchen ------------
The kitchen is beautifully finished with Tuscan travertine tile floors, carved marble sink and custom-built painted wood cabinets finished to accentuate the natural colouring of the stone floors and arch.
All modern amenities are in the kitchen including large American style fridge freezers and large 6 burner gas hob. (see below for full list). Everything you need for a home away from home is included.
------------ Communal area’s (indoor) ------------
-- There are two main communal areas in the Villa.
The lounge:
The sitting room has warm yellow coloured walls with patio doors and terracotta floor. It is comfortably furnished in traditional style with large sofas in black and terracotta velvet, and a marble coffee table.
-- Drawing room/Dining Room:
these two rooms are approximately 50 sq. metres in total. The floors are terracotta tiles with a decorative border. The drawing room has two large, comfortable black and beige striped velvet sofas some matching easy chairs and a fitted cabinet which houses a top of the range entertainment system. The dining room has an oval wooden dining table which extends to seat 14 Adults.

Villa Marae is nestled in the Tuscan countryside central to almost everywhere Toscana. While the villa is often used as a retreat for families and groups (let’s be honest, who doesn’t want to lay by the pool drinking prosecco all day), it is also well placed as a base for day excursions or seeing everything that Tuscany has to offer.
Pisa: 22 miles (30 mins – easy drive)
Volterra: 22 miles (35 mins – easy drive)
Siena: 55miles (1.5 hours – easy drive)
Florence: 40 miles (1 hour – easy drive)
Lucca: 24 miles (45 mins – country drive)
Peccioli:5 miles (10 mins)
Montepulciano: 90 miles (1 hour 50mins – motorways )
Livorno: 25 miles (35 mins – easy drive)
Viareggio: 38 Miles (50 mins – easy drive)
Cinque Terre: 70 miles (1 hour 20 mins – motorways)
Arezzo: 85 miles (1.5 hours – easy drive)
Cecina: 35 miles (45 mins – easy drive)
These are the major cities. Locally with 10-15 mins are: Palaia, Cappanoli, Casciana terme, Forcoli, Ponsacco, Pontederra, Cascina and many more. ALL with their own character, heritage, charm and well worth the visit. Restaurants, gyms, coffee bars, horse-riding all local.

Pisa is 22 miles away and (after navigating the one-way system of the airport) about 35 mins door to door.
Firenze (Florene) – is 40 miles and about an hour. Very easy direct drive.

There is a wealth of things to do locally.
Horse-riding, cycling (up to 800km circuits), mountain biking, wine tastings, restaurants, olive oil tour, dinosaur park, coffee shops, the BEST gelato store in Italia and plenty of places to walk. A plethora of activities and everything Toscana you can imagine or want.

======== Staffing at the Villa =========
The property benefits from an onsite property manager and caretaker either being a staff member or owner. They stay in a separate cottage beside the Villa and will not disturb in anyway. Although next to the villa, the entrance is in the rear of building and guests are not disturbed in any way. They are fluent in English and Italian
- Cleaners are included 3 times per week (for 3 hours) (including checkout day). If required or requested, cleaners can come daily for an extra fee. An extra fee may be charged for bookings requiring extra cleaning.
- Private chefs are available if booked two weeks in advance of arrival for nightly or weekly as required. Chef is traditional Tuscan cooking. As the menu is chosen daily and can be at guest’s request, ingredients and beverages are paid separately to the chef. Amounts can be agreed beforehand.
- Shopping is available at €40/hour (1 hour minimum). For produce, specialist wines, or other items not available locally, a travel fee may be applied.
- Grounds staff are onsite or working in the olive grove away from the main villa. Grounds staff maintain the grounds around the villa throughout the week. We will let you know on check-in which days they will be attending. You may change these days if your prefer (ie while you are out visiting cities/towns etc)
- If required, the cottage may also be added to the booking for additional 2 people. Please email me before booking. It is fully self contained and perfect for elderly parents or nannies, staff etc. A relocation fee for the property manager will be added.

If you prefer the property manager to not be onsite for any reason, or require the cottage for nannies, elderly parents or staff, a relocation (to cover the cost of nearby accommodation) will be applicable.
