- There is a secured gate and secured pedestrian gate to access the complex.
- There is a double garage for parking for 2 x vehicles.
- Private entrance with easy access to lockbox.
- As soon as you enter the townhouse you'll be greeted by the open plan lounge, dining & kitchen spaces.
- Spacious and modern lounge area with a 1 x three seater lounge, 1 x two seater lounge & 1 x single lounge chair. Brand new smart TV which has been wall mounted & coffee table.
- Lovely dining area with a dining table - perfect to seat all 6 hostable guests and with easy access through the sliding doors to the rear backyard and kitchen located opposite the dining area making meal preparation for you family easy!
- Very modern and spacious kitchen, comes fully stocked & equipped perfect for short or long stays. Boasting kettle, toaster, rice cooker, large pantry, microwave, fridge/freezer, gas cooktop & electric oven.
- To the right of the kitchen you will find your own private laundry boasting a trough, dryer & machine machine. There is also a sliding door to take you out to the backyard. Off the laundry is a separate toilet closet.
- Opposite the dining area is the staircase to take you to the first floor. All 3 bedrooms and 2 bathrooms are all located on this level.
- Bedroom 1 is the main bedroom boasting a very spacious area, mirrored full length robe doors for your belongings, brand new king mattress, bedside tables/lamps to either side, tallboy & wall mounted TV. You will also have access to your own semi en-suite (which you can access off bedroom 1 and exit through to the hallway), boasting a shower, wall mounted mirror, sink/vanity.
- Main bathroom is opposite bedrooms 2 & 3 and boasting a combined shower/bath (to access the shower you must step over the bath), wall mounted mirror, sink/vanity.
- Bedroom 2 boasts 2 x single beds, a bedside table & lamp and a robe for your belongings.
- Bedroom 3 boasts 2 x single beds, a bedside table & lamp and a robe for your belongings.
- You will have access to your own private & fenced backyard with patio area with outdoor setting & large grassed area - perfect for your little ones to explore and have fun!

• BOOKING EXTENSION POLICY: If you would like to extend your booking last minute, please note that extensions can only be approved and paid for in FULL before 7:00pm on the day prior to your check-out date. If you wish to extend after this time, please note that there will be a fee of $150.00 which will need to be paid in FULL (to compensate the cleaner for last-minute scheduling changes) along with the extension rate. Please note that all charges will need to be paid upfront. If fees have not been paid for in FULL and it has approached your check-out time, then you will be required to vacate the property immediately. Please also note that if you make a new booking instead of requesting an alteration request to your booking, the cleaning fee will not be refunded.
• SECURITY CAMERAS: This property has security cameras to the external areas which management check regularly at all hours. If these are tampered with in any way, your booking will be cancelled, you will be asked to leave, and no refunds will be issued.

• CHECK-IN TIME: Check-in time is available as per your reservation details. Please do not access the property earlier, as we need time to clean and prepare for your stay.
• CHECK-OUT TIME: Check-out time should be completed by the time specified in your reservation details. If you are running late, please inform us as soon as possible. Housekeeping must be granted access if they arrive and you have not yet vacated. Please refer to our checkout procedure located on the property for further information. Late check-outs will result in late fees.
• CHECK-OUT PROCEDURE: Please ensure the property is left in good condition before you depart. Empty the fridge and pantry of any opened or perishable food, dispose of all rubbish in the bins provided, and make sure the space is tidy. All dishes must be washed and put away, and all lights, air conditioning, and heaters should be switched off. Remove all personal belongings and lock all doors when leaving. If you used a lockbox for access, make sure to return the key properly. Failure to do so may result in additional charges if our cleaners cannot access the property.
• EARLY CHECK-IN FEES: If you are seeking an early check-in, we charge a minimum $50 early check-in fee depending on the time of check-in. The fee will need to be paid upfront and in advance for the early check-in to apply on the day of your arrival. If we are unable to accommodate an early check-in, check-in will be from 3:00pm or 4:00pm please refer to your reservation details.
• LATE CHECK-OUT FEES: Unfortunately we don’t offer late check-outs. However, we provide a 15-minute grace period after the designated check-out time. Check-out is at 9:00 AM or 10:00 AM, depending on your reservation details. If you remain in the property beyond the grace period, a late check-out fee will apply, starting at $100 or an amount based on the nightly rate, whichever is higher. The fee will depend on the length of the extended stay.
• STARTER PACK OF CONSUMABLES: We supply a ‘starter pack’ of consumables upon your check-in. If you run out of these during your stay, it is your responsibility to stock them up.
• PARKING: Please ensure you only park vehicles in the designated parking areas. There is strictly no street parking.
• VISITORS: We do not allow any visitors unless approved by management first. We need to know who is staying & visiting the property, especially in case of an emergency.
• EXTRA GUESTS WITHOUT APPROVAL: If you have additional guests to what your booking details state, your booking may be cancelled immediately, and you will be required to leave the premises. No refunds will be issued.
• NO EVENTS: This includes but is not limited to photography sessions, hen’s parties, buck’s parties, baby showers, birthdays, birthday gatherings, business events such as marketing and photography, high tea, or any gathering that results in an excessive number of occupants. Any violation will result in a penalty and immediate cancellation of the reservation without a refund.
• NOISE POLICY: We have a strict noise policy; quiet time is strictly from 10:00pm until 8:00am, please be respectful of all residents who reside in the surrounding areas. If we receive any noise complaints for your property during these hours, you will be required to leave the property immediately and your booking will be cancelled. No refunds will be issued.
• COMMUNITY: You should not disturb any common spaces outside the street or create a nuisance that disturbs the surrounding community. Failure to respect the neighbours, property manager or community concerns will result in the immediate booking cancellation.
