Waller County Retreat is a country getaway nestled on 22 acres, perfect for your private gathering or special event. Friend groups, families and corporate retreats will find our location to be the perfect set-up for all kinds of festivities and a relaxing sanctuary from everyday life. The property includes 3 separate free-standing dwellings: The Rustic Manor, Starry Night and Buller Studio Flat (located within Buller Lodge) and accommodates 23+ people sleeping comfortably. This listing includes only The Rustic Manor and Starry Night (accommodates 18).
All dwellings are single story, allowing every age group to enjoy the entire property with ease and comfort.
The Rustic Manor (main house): The main house has 4 bedrooms/3.5 baths and comfortably sleeps 14 people! One king bed, two queen beds and a bunk bed with two full size beds. The heart of the home features a ranch-style kitchen with an island and bar seating which opens into the living and dining areas giving a spacious and open feel. Entertain and socialize with ease throughout your stay in the versatile and comfortable space. Plantation shutters throughout allow in an abundance of natural light, complimented by double French doors leading to the outdoor and pool area. Enjoy the commanding views and seamlessly transition between inside and outside of the main house. The over-sized utility room with laundry, folding table, hanging rod, large basin sink, and ample custom cabinetry, provides our guests with convenient storage, helping larger groups with efficiency and organization during their stay. This bonus room also has a half bath and private door to the pool area, which enables pool users to keep water in its designated place and out of the main house.
The colossal primary bedroom is fitted with a large walk-in closet, king size bed, interior plantation shudders, 65” TV and an en-suite bathroom which is the ultimate his and hers set-up. Bathroom features include two separate sinks/vanities, shower/tub, a separate standing shower with his and her shower heads, a third rainfall shower head and a built-in sitting space where guests can relax after an active day.
The oversized secondary bedroom or in-law suite offers a large walk-in closet, interior plantation shudders, 50” TV and en-suite bathroom.
The third bedroom has a comfy queen size bed, plantation shudders and a large walk-in closet.
The bunk bed room has 2 full size beds, 50” TV, interior plantation shudders and a small kid-sized desk for drawing or coloring.
The living room has two sleeper sofas (one queen and one full).
Keep the party going inside and out with a Sonos streaming dual zoned music system that can be run from your phone or tablet. Speakers cover the living/dining areas inside and the covered deck, pool, and hot tub areas outside.
Starry Night (in-law suite): Just steps away from the pool connected by a flagstone path is Starry Night, a rustic retreat that allows for additional housing and privacy between guests. Starry Night sleeps 4 (queen bed and full size fold out sofa bed), has a full bathroom with tub, 50” TV. Teenagers, older kids, parents with a baby or remote workers appreciate a separate space to retreat from the main house.

Outdoors:
The covered backyard patio off the main house is a focal point where your group can enjoy the outdoors and be poolside for hours. The backyard comes fully equipped with a cool/spray deck that surrounds the tanning ledge pool, freestanding hot tub, a variety of sitting, lounge and dining furniture, stainless steel propane gas grill, string lighting that extends the length of the patio, marble makeready bar or grill side table and fire-pit which is a great gathering place for storytelling, s’mores, and stargazing while soaking in the breathtaking views of the sunrise and sunsets. This area also overlooks the back pasture and pond which is home to a herd of tenacious Longhorns. These Texas icons are visual art with their flashy multihued hides and impressive headgear.

Buller Lodge is an event venue that can host your event for 125+ guests. The +/-4,000 sq. ft space is the perfect back drop for all types of events, large and small. Our venue can accommodate an inside or outside event and can be decorated and customized to fit your needs, providing exactly the atmosphere you are looking for. The large entrance can stay open during your event, making it a seamless indoor/outdoor venue, creating that tranquil country experience your guests won’t soon forget.
Entertainment/music system: Our sound system is wired inside and outside of Buller Lodge; and can be run from our iPad which is installed and connected to a receiver, projector, projector screen and speakers. You have the option of hiring a DJ/band or using our system, which can be operated with WIFI and Bluetooth. The mounted projector and projector screen can showcase photos on a slideshow, videos, or documents/training materials for a corporate retreat.
Buller Studio Flat: The guest quarters inside Buller Lodge are available for your event and can be used in a variety of ways to suit your needs: caterers can prep and store food, bride or groom’s room, organize and store equipment/party materials, or just a quiet environment or meeting space for a quick escape from the larger party.
Games: We have outdoor and indoor games onsite for your use. Guests of all ages can enjoy horseshoes, cornhole, and jumbo checkers and a variety of board games such as tic-tac-toe, dominos, card games and poker chips.
Restrooms: Connected by a wooden deck, we have a restroom building attached to Buller Lodge that can be accessed from inside or outside the event space. There are four separate bathrooms with a total of 13 toilets/urinals.
Themes and Event Coordination Services: Our event coordinators have several ready-to-go themes to simplify your event and reduce your workload (additional fees apply). Choose from one of our themes and we’ll provide the décor, rentals and set-up. You may hire your own coordinator or work with ours to execute your vision.
Rentals and Equipment: Refer to our event fee sheet for available rentals such as tables, chairs, tablecloths, décor and other event essentials.
